When we represent a shopping center developer in marketing land for development, we direct our marketing to retailers, restaurants and to other brokers who represent retailers and restaurants to generate interest in a project. After interest in a project is generated, we work to initiate the leasing process by generating a letter of intent or responding to a letter of intent.
Having been involved in numerous development projects, we are accustomed to working with and facilitating the activity of land-use consultants, attorneys, engineers and architects which plan, entitle, design and construct retail projects.
When we represent a retailer which develops its own real estate we provide extensive information on the target trade area which is based upon the retailer’s criteria. Once a site is selected, we initiate an offer to purchase or offer to lease using the retailer’s form. We stay involved in negotiations, in documentation, through to governmental processing, until closing.
